Prior to showing your property we will make sure that all necessary cleaning, repairs and yard work has been performed to ensure that your property shows to its fullest potential during the walk through. We take the time to explain the features of your property.
Team Idaho Property Management is committed to equal housing opportunities for all. We have developed a comprehensive screening process which includes examining credit reports, criminal background checks, employment verification, and reference checks from previous rentals.
We utilize a broad network of competitive, independent local contractors. We provide a 24-hour emergency hotline for tenants, and we work with tenants to address issues that may not require a costly service call. We conduct annual maintenance inspections and detailed pre-move in and move-out inspections on each property. Team Idaho Property Management works with you to determine the best course of action for any repairs needed or upgrades you might be considering.
We offer a straight forward and clear management fee which is a percentage of total rents collected. This management fee covers management activities including: showing the property, leasing activities, collecting rent, managing maintenance issues, addressing tenant complaints and concerns, etc. You will never be surprised with hidden fees.
Our philosophy is to maintain a firm yet fair approach to resident/management conflicts. We proactively address all day-to-day concerns and complaints that arise regarding your property. Our goal is to provide a safe, healthy and peaceful living environment for every resident.
We provide various means for payment to our tenants in order to meet their unique needs. This includes the ability to make payments online, in person or by mail with traditional check or money order. Our flexibility ensures that our tenants are able to be prompt and stay current on their rent payments.
When it's time for a tenant to move out, we'll take care of all move-out procedures, including final inspections, security deposit returns, and turnover maintenance.
Our residential lease agreements have been tailored to meet the legal and protective requirements of the Idaho Landlord Tenant Act, Washington Real Estate Commission requirements and Federal Fair Housing Laws. Our Leases have been carefully designed to protect you and your property in a comprehensive way.
In the spirit of making investment ownership a painless experience, we pay property related expenses as frequently as they are required. These payments might include HOA fees, mortgage, and insurance premiums, to name a few. You can be assured that payments are made in a timely manner and statements are posted to your online account for your review. Because we understand your property spending limits and requirements, we have a strict set of internal controls and procedures for all invoices paid on your behalf.
